The tax appraisal or assessment of a house is the local government’s determined value of the house for tax purposes. Local governments use this appraisal to determine the amount of property tax owed on a property by the owner. Before jumping into a real estate deal, find tax appraisals for a house. Real estate tax information is public record, which means that you can find it readily online or in person at your local assessor or county clerk office.
Collect the identifying information about the house. This includes the current owner’s name (if possible), the property address (including house number and street name), the parcel identification number and the municipality location of the house.
Visit the Assessor and Property Tax Records Resources website and click the link for the applicable state from the list. Browse through the list of counties and select the applicable county. Click the link to the assessor or property search tool.
Enter the identifying information about the house into the blank fields of the tool. Click the “Submit” button to receive the information about the tax appraisal for the house. Write down the information after you receive it to enable you to use it to make a purchase decision. If the website has a “Print” option, print the information.
Collect the identifying information about the house. This includes the current owner’s name (if possible), the property address (including house number and street name), the parcel identification number and the municipality location of the house. Add three or four addresses of surrounding homes that appear similar in value and structure to get comparable tax appraisals of other homes near the target home.
Visit the local assessor or county clerk office of the municipality in person. Inform the representative that you need to gather tax appraisal information of a house located within this municipality.
Request the tax appraisal information of the target home, furnishing the property address, parcel identification number and the owner’s name, if possible. Provide the comparable house addresses, if applicable, to receive this information as well.
Write the tax appraisal information down to enable you to refer to it in the future as you make a purchase decision.
- Check for exemptions filed by the current owner for property taxes. For example, owners may receive a homestead, senior citizen, disability or veteran exemption that will provide a reduced property tax liability. If you do not qualify for the same exemption, your tax appraisal will be higher.
- Strive to gather the most recent tax appraisal information as possible. Tax appraisals that are even a few years old may not be relevant or accurate.
